Situation and Description
The land is situated 10 miles from the Cathedral City of Hereford within the village of St Weonards. The sale offers an excellent opportunity to acquire small acreages of land in this favoured area all with good access points.
The land is offered in 5 separate lots, but if any prospective purchaser would like to tender for the whole, this would be considered. Preference however is given to individual tenders. Majority is mature pasture with Lot 4 in maize. The whole block is however capable of growing a range of arable crops.
Lot 1 —12.91 acres Accessed via a right of way over a track from the East side. It is well fenced with good hedgerow boundaries.
Lot 2 — 17.89 acres A block of pasture land, accessed via a right of way over a track from the East.
Lot 3 —20.15 acres The pasture land has the benefit of roadside access.
Lot 4— 16.65 acres Lot 4 has good roadside access with two entrances. The land is currently cropped with maize.
Lot 5— 15.26 acres Lot 5 is pasture land with good roadside access and a boundary fence will be erected prior to completion.
GENERAL REMARKS AND STIPULATIONS
Services There are some water tanks and a natural stream runs along part of the property. Purchasers are required to initiate their own water supply, but the vendors will continue to supply where necessary until end of November 2019.
Sporting Rights To be included within the freehold.
Timber Rights The standing timber across the holding is included within the freehold.
Outgoings The land is sold free of any ingoing valuation whatsoever and no allowance will be made to the purchaser in respect of dilapidations, if any.
Basic Payment Scheme The land has been registered for Basic Payment Scheme and Entitlements are included in the sale and will endeavor to be transferred to the successful purchaser.
Plans, Areas and Schedules These are based on the most recent Ordnance Survey Promap Series and the areas are based on information provided by Rural Payments Wales. Directions From Hereford take the A49 turning right onto the A466 signposted for Wormelow. Continue through the village of Wormelow, then take the first right signposted Orcop/ Fountain Inn, travel on that road until you come to the crossroads, go straight over and after about half a mile the land is located on the left (lot 4 on the right).
