Rents

Rents are payable by Standing Order monthly in advance on the same day that the tenancy commenced.

References

We regret that tenancies are only generally available to persons over 21 years of age and who are in a position to prove sufficient income on an ongoing basis to comply with the financial commitments of the tenancy.

Before the commencement of a tenancy we are obliged to seek references which will normally include a credit check. These may be undertaken by a reference checking company. Should a guarantor be needed then they would also be subject to the same referencing procedure.

Non UK citizens can not be considered without a contract of permanent employment in a professional position (i.e. Dentist, Doctor etc.). Proof of the existence of a UK bank account, a copy of their passport and proof of a National Insurance number will also be required.

Insurance

All tenants are required to take out contents insurance regardless of if a property is furnished or not. Prior to the start of the tenancy we will need evidence from you that cover is in place. We can assist with this if so required.

Stamp Duty

Stamp Duty is payable in regard to some tenancies to the Inland Revenue & is the tenants responsibility. For further details go to www.inlandrevenue.gov.uk
