Situation and Description The Brewery is situated in a small mixed complex of conversions, known as Shetton Barns, which lies close to the west Herefordshire village of Mansel Lacy. The Brewery itself occupies a unique position within the development which benefits from a good degree of privacy and offers views across open countryside. It stands in beautifully maintained and presented gardens, which are to the front and one side and have been laid to lawn with some mature floral and shrub borders as well as a number of fruit trees. Within the grounds there is a good-sized timber built store shed, and its own parking area with space for three vehicles.
The property is semi-detached and, where possible, retains much of the character from the original barn. One unique feature are the three arch openings that form the windows to the open plan reception rooms. There is a large sitting room, with a wood burning stove, a dining area and steps up to a fully fitted kitchen, with a number of built-in appliances such as dishwasher and fridge/freezer. Off the kitchen there is a useful utility room and a cloakroom. On the first floor there are three comfortable bedrooms with the spacious master bedroom benefiting from a small dressing room that gives access to an en suite with a walk-in shower cubicle. The two remaining bedrooms are supported by a well fitted family bathroom, again with a walk-in shower and bath.
Services and Considerations mains electricity, mains water, oil fired central heating and private (communal) drainage. There is a monthly communal charge of £30.00 to cover the drainage, drive and tv services. It is not our company policy to test services and domestic appliances, so we cannot verify that they are in working order. Any matters relating to rights of way should be checked with your solicitor or surveyor. Council tax band E. EPC C. Tenure freehold.

Continue on this country lane and take the first right hand turning to Shetton. Continue along this small country lane until you reach the complex of Shetton Barns and take the second drive on the right, signposted to No. 3.
