Situation and Description Vine Cottage is situated on a small country lane, enjoying far reaching views across the neighbouring countryside. Its position is both idyllic as well as surprisingly convenient for the city of Hereford. Merryhill Lane lies off Haywood Lane, which is approached off the main Hereford to Abergavenny Road on the fringe of the city. Its elevated position gives it panoramic views and is surrounded by its own gardens of approximately one third of an acre. Within these grounds there is ample parking and a range of useful outbuildings.
The property itself has been improved and extended over recent years with a new garden room, with insulated roof, re-decoration and flooring throughout. The accommodation is very versatile, depending on the purchasers’ requirements. On the ground floor, a hallway leads through to a delightful sitting room, with stone fireplace to one side. Off this is a good-sized garden room soaking up the view. Adjoining the sitting room is a further large reception room and on the opposite side is a comfortable kitchen. Also, on the ground floor is a study or ground floor bedroom and the family bathroom. On the first floor a large landing could easily be adapted for a separate bedroom and currently provides access to two double bedrooms.
Outside, the property is approached off Merryhill Lane and this in turn gives access to a large parking area, suitable for a number of vehicles, and leads to a range of outbuildings including a former garage 19ft x 11ft 4, adjoining to one side is a wood store 40ft x 6ft 2 and to the rear of the garage is an original brick barn 21ft x 11ft 10. The gardens surround the property and have been lovingly cared for with mature planting, framing a good-sized lawn area. All of which enjoys views across neighbouring countryside.
