Situation and Description Meadow Bank is beautifully situated and forms part of the small rural village of Stoke Bliss, which lies mid-way between the thriving market towns of Tenbury Wells and Bromyard. There is an active community in Stoke Bliss itself, with a village church and hall. There are further and more extensive facilities at the nearby market towns of Tenbury and Bromyard as well as Leominster and Ludlow. The cathedral cities of both Hereford and Worcester are also within easy striking distance and main line train stations are available at Ludlow, Ledbury, Hereford and Worcester.
Formerly part of Hall Farm, Meadow Bank is approached by its own long driveway and, although is hidden away, it has the benefit of a neighbouring property, Hall Farm. Meadow Bank comprises a very pretty Grade II Listed cottage with an adjoining large two-storey granary, all of which has been converted into one very impressive property to create a versatile and comfortable family house. Much care and thought has gone into the property’s conversion and includes oil fired central heating and a mixture of contemporary and period features as well as a stunning kitchen/breakfast room and first-floor living room. There are four excellent bedrooms, all with en suite facilities, and the house has a lovely southerly aspect. The house sits in just under four acres of excellent pasture land, which offers scope for a variety of uses, but would be ideal for equestrian use, in our view.
On arrival, a private driveway leads to a good sized parking and turning area, with a pathway to the front door and welcoming entrance hall. From here a door opens to the stunning kitchen/breakfast room, which is full of light and space, and creates a natural place for the family to gather. The newly fitted kitchen offers ample cupboard and drawer space with inset sinks and Qooker tap providing instant boiling water, built in twin-ovens and dishwasher. There is a lovely free-standing work station with breakfast bar at one end and five-ring gas hob with extractor above. The kitchen/breakfast room is supported by a large utility room, again providing plenty of cupboard space and plumbing for the utilities with a large cupboard housing a new pressurised water system.
From the hallway a staircase provides access to an impressive first-floor living room with vaulted ceiling, exposed ceiling joists, roof lights, and windows on three sides providing views over open farmland. There is also a large walk-in storage cupboard. From the landing there is bedroom four, which is self-contained and has a vaulted ceiling with far reaching views, a fitted wardrobe and en suite shower room.
The original cottage provides the remaining living space and combines seamlessly with the granary. From the main entrance hall, an inner hallway leads to the master bedroom which has a vaulted ceiling with exposed timbers, windows to the front, fitted carpets, brick fireplace at one end and separate dressing area with two sets of double wardrobes and a door to a south facing patio. The en suite bathroom has a panelled bath and wash hand basin as well as a ladder radiator and separate walk-in double shower cubicle. There are three further bedrooms, all with their own en suite facilities. There is a useful under stairs storage cupboard and separate cloakroom.
Outside, the property is approached from a small lane by its own long private driveway, which sweeps around to the house and provides extensive parking and turning space. A recently constructed garage provides two covered parking spaces as well as a workshop and storage for the oil tank which services the domestic hot water and radiators. The garage measures 16ft 4 x 18ft 4 with the workshop being 11ft 6 x 10ft.
The property has attractive cottage gardens to the southerly aspect, with a lovely sun terrace and small wild pond, and an attractive outlook over farmland with far reaching views, and a number of mature trees. The whole extends to just under 4 acres and would be ideal for keeping horses, with a purpose built field shelter, its own water supply and excellent outriding nearby.
