HANGAR POULTRY FARM
Hangar comprises 7 broiler sheds each extending to 1637m2 originally built in 1990 and refurbished 7/8 years ago. Each shed houses an average of 31,000 - 33,000 birds.
The sheds are all constructed of timber frame with concrete dwarf walls and insulated box profile roof with concrete floors. Shed 1 has the benefit of an office, bate room and w.c . There is a further catcher room and bate room cabin by shed 5.
The sheds have roof extraction, Roxell feeders and Lubing drinkers are installed. There is JP McKenna climate control in all sheds, apart from 5 and 6 which are Climatic. Sheds 1-6 have 2 x 16T feed bins and shed 7 has 3 x 17.5 T Collinson bins. There is planning in place to replace all other bins to match shed 7.
There is a large parking and turning area before entering the site with a large steel framed covered yard currently being used for dead bird storage as well as general storage.
In all the site extends to 21.75 acres.

The site extends to an area of 14.14 acres.
There are two bungalows at Shobdon. No.3 and No.4 Pinsley Bungalows.
No. 3 is constructed of brick under a tile roof with integrated garages and No.4 is a prefabricated bungalow. Both properties are in good order. The internal dimensions of No.3 Pinsley Bungalow is thought to mirror No.1 Pinsley Bungalow in size. Number 4 is of different construction and the accommodation comprises:-

The litter from the sites must be to a sustainable source and this clause will form part of the contract. This will also include that Hereford Biogas Ltd has the first opportunity to purchase the litter at market value. No litter to be spread on any ground and only to an AD plant or litter burner.

WAYLEAVES, EASEMENTS AND RIGHTS OF WAY
The property is sold subject to and with the benefit of all rights, including rights of way, whether public or private, light, support, drainage, water and electricity supplies and any other rights and obligations, easements and proposed wayleaves for masts, pylons, stays, cables, drains and water, gas and other pipes, whether referred to in the Conditions of Sale or not. According to the Herefordshire Council map for the public access, there is a bridleway running along the poultry driveway to Shobdon unit, it then runs through the grass paddock and out towards Brome Farm.
There is also a right of way in favour of the neighbouring farm along the driveway to Hangar unit and then in a southernly direction between the poultry sheds and the covered yard via a metal gate.
Thirdly, there is also a right of way in favour of the farmland adjacent to the sites to a point approximately three quarters along the driveway to the Shobdon unit.
There is planning in place to replace all feed bins across both sites and extend the viewing and storage areas in houses 2 and 4 at Shobdon; Planning Permission number 201657.
TENURE AND POSSESSION
The freehold of the property is offered for sale with vacant possession on completion.
TRANSFER OF UNDERTAKINGS (PROTECTION OF EMPLOYMENT) REGULATIONS (TUPE)
Five farm employees (two on each site and one covering both sites) will be transferred to the purchaser(s) under the TUPE regulations.

METHOD OF SALE AND LOTTING
The property is offered for sale by Private Treaty. The property is offered as a whole or in two lots. The vendors would prefer to sell the property as a whole. If the units are sold in two lots, then there will be some splitting of utilities, rights will be provided. Avara will also reserve the right to control the timing of bird placement, so to reduce potential biosecurity risks.
The sites will have a minimum 5 year Contract to Avara. Therefore the purchaser of the site must continue to supply Avara.
VIEWING AND BIDDING
Strictly by appointment with the agents. Avara Bio-Security Rules dictate no viewings to be made by persons who have been on a poultry farm in the last 72 hours (Avara suppliers 24 hours).
It is our intention for all interested parties to view the site during turnaround.
We anticipate we will go to final offers. Our timescales for this may well be after another crop, which would give prospective purchasers another opportunity to view. This is by no means guaranteed. Any interested parties will need to register their interest with the agents after the initial viewing period.
